<p>In an analysis of more than 6,000 smart meters, British Gas found that 46 percent of electricity use occurs from 6 p.m. to 8 a.m., when most businesses are typically closed. Common examples of<span id="more-46879"></span> unnecessary electricity use include the lighting of parking areas during weekends, keeping the lights on at retail stores even after shopping centers are closed, and running vending machines around the clock. </p>
<p>The UK utility also released a series of thermal images illustrating how much energy is lost from energy-inefficient buildings in London, Manchester, and Liverpool during the evening hours. According to British Gas, the average business could save £1,200 ($1,900) on its annual electricity bill by simply switching off the lights at parking lots during weekends. </p>
<p>A recent report by Oxford University’s Environmental Change Institute suggested that reducing <a href="http://www.google.com/url?q=http://blog.cleantechies.com/tag/energy-waste/&#038;sa=U&#038;ei=x-8xT7nXJoXftgfi77GZBw&#038;ved=0CAQQFjAA&#038;client=internal-uds-cse&#038;usg=AFQjCNECHnTQehn_LsjitsMz7dmB1o5mnQ">energy waste</a> <a href="http://www.huffingtonpost.co.uk/2012/02/06/british-gas-half-of-energy-wasted-business_n_1257643.html" >will be a critical component of UK efforts</a> to achieve its climate change targets.</p>

While leaders such as <a href="http://www.honeywell.com/">Honeywell</a> and <a href="http://www.jci.com/">Johnson Controls</a> have large, multinational presences, most of the market is divvied up among thousands of smaller companies with a relatively narrow regional or technological focus. Even <a href="http://www.cbre.com/">CB Richard Ellis</a>, the real estate firm with<span id="more-46863"></span> the largest footprint of space under management (2.9 billion square feet), has only captured less than 1 percent of the world’s <a href="http://www.pikeresearch.com/research/global-building-stock-database">400 billion sf of commercial space</a>.</p>
<p>The result is an industry that has historically consisted of an overwhelming array of service providers, each with different capabilities. This has posed a challenge to tying building systems together into single solutions, as I explained in my <a href="http://www.pikeresearch.com/blog/building-automations-babel-problem">last blog</a>. In the past, vendors designed products such as building automation systems, controls, and certain types of equipment specifically so that they would not work with other vendors’ products, ensuring the vendor a long-term market for replacements and upgrades.</p>
<p>These vendor-specific fiefdoms are starting to break down as demand for building energy management systems (BEMS) as well as comprehensive, end-to-end solutions for <a href="http://blog.cleantechies.com/category/energy/energy-efficiency/">energy efficiency</a> including new capabilities such as demand response and energy procurement continue to grow. The word of the decade in the building sector is convergence: the integration of building control technologies with ICT. No single player on either the HVAC or IT side can do it all, so the drive toward convergence has resulted in “co-opetition” – i.e., partnerships between competitors that would have been pitted squarely against each other in the past, and in some cases still are.</p>
<p>This week <a href="http://www.schneider-electric.com/">Schneider Electric</a> and <a href="http://www.cisco.com/">Cisco</a> <a href="http://www.marketwatch.com/story/schneider-electric-introduces-new-solutions-for-comprehensive-building-and-data-center-energy-management-with-cisco-2012-01-31">announced that they were expanding their partnership efforts to deliver better enterprise energy management solutions</a>. The partnership will pair the strengths of Cisco’s EnergyWise platform, which is ideally suited for data center and IT energy management, with Schneider Electric’s building management system (BMS). The union is mutually-reinforcing, as the BMS can be used to monitor and control parts of the information and communication technology (ICT) network, and vice versa.</p>
<p>This is not the only example of this we’ve seen over the last few years. IBM made one of the earliest moves toward co-opetition in smart building technology when it launched the <a href="http://www-03.ibm.com/press/us/en/pressrelease/27814.wss">Green Sigma Coalition</a> in 2009, an industry alliance that has helped tie smart building technology into enterprise energy management and includes <a href="http://www.honeywell.com/">Honeywell</a>, <a href="http://www.siemens.com/">Siemens</a>, <a href="http://www.jci.com/">Johnson Controls</a>, and others. There are also countless sub-rosa partnerships between rivals to enable a wider range of offerings in RFP responses and major contracts.</p>
<p>The co-opetition trend, however, isn’t all about vendors deciding to play nice. It’s about vendors finding that the combined capability of two systems – whether ICT systems linked with BMSs, demand response services tied with energy procurement services, or one of the dozens of other possible permutations – is often greater than the sum of the parts. Combining two powerful solutions from separate vendors can open up new opportunities that are impossible to achieve individually.</p>
<p>Make no mistake; competition is still alive and well in the building sector, and that’s a good thing for the industry as a whole. But these co-opetion arrangements demonstrate that the highly fragmented building industry is finding opportunities to pair technologies in novel ways to deliver smarter buildings in mutually beneficial ways.</p>

<p><u>AHRI vs. City of Albuquerque</u>,&nbsp;a&nbsp;case that I&nbsp;first posted on in 2008, finally reached its conclusion last week.&nbsp; In line with the preliminary injunction she ordered on October 3, 2008, Judge Maria Vazquez of the District of New Mexico decided that Albuquerque&#8217;s energy code was preempted by Federal law mandating the <a href="http://blog.cleantechies.com/category/energy/energy-efficiency/">energy efficiency</a> of HVAC<span id="more-46627"></span> equipment.&nbsp;</p>
<p>Appliance Magazine <a href="http://www.appliancemagazine.com/news.php?article=1553614&amp;zone=0&amp;first=1">reported</a>:</p>
<blockquote>
<p>In the latest opinion, Judge Vazquez confirmed her Sept. 10, 2010, rulings:<br />
(1) The prescriptive energy efficiency standards in the 2007 Albuquerque code that are more stringent than federal minimum efficiency standards are preempted and cannot be saved from federal preemption by the availability of alternative code compliance paths.<br />
(2) A particular performance-based code compliance option is preempted because it is based on a standard reference design that uses efficiency levels that exceed federal efficiency standards. Responding to a summary judgment motion filed by the city that essentially asked Judge Vazquez to reconsider her earlier rulings, she declined to do so and denied the city&rsquo;s motion.</p>
</blockquote>
<p>A&nbsp;similar suit was filed by the Building Industry Association in 2010 to enjoin (or, in regular english, stop) the Washington State Energy Code from taking effect.&nbsp;</p>
<p>The foundation of both <u>AHRI </u>and <u>BIA </u>is in essence one of preemption&#8211;that the federal government has enacted laws that prevent lesser governmental authorities from passing laws on the same subject, here the Federal regulations governing the efficiency of HVAC equipment preempted state and local energy efficiency laws.</p>
<p>Interestingly,&nbsp;in the Washington case, the court found that the Washington State energy code was <em>not </em>preempted.&nbsp;&nbsp;&nbsp;This creates a split between the District of New Mexico and the Western District of Washington.&nbsp;It will make it more difficult for local governments to know the extent to which they can regulate HVAC energy efficiency, which may make local governments shy away from doing so.</p>

As always, this year’s game will be a staggering display<span id="more-46373"></span> of athleticism and <a href="http://www.google.com/url?q=http://blog.cleantechies.com/tag/energy-consumption/&#038;sa=U&#038;ei=jiAmT9aQPMG9twforuTLAg&#038;ved=0CAQQFjAA&#038;client=internal-uds-cse&#038;usg=AFQjCNFg1j_mf5o5B5taUkIChlgOCEIjmQ">energy consumption</a> (rather than verbiage and applause). These two things, generally not discussed in the same conversation, offer a more nuanced look at the energy sector here in America.</p>
<p>Every year the stats at the Super Bowl pile up like Tom Brady’s passing yards, including the kilowatt-hours (kWh) consumed. The 2011 Super Bowl in Dallas, Texas set a record, becoming the most highly viewed television program in American history. Almost 16 million people tuned in, consuming roughly 11.3 million kWh through television sets alone, according to a <a href="http://www.gereports.com/tvs-tuned-to-super-bowl-could-power-3-cities-for-10-hours/">report by General Electric</a>. That’s enough electricity to power all the homes in three NFL cities – Green Bay, Pittsburgh, and Dallas – for 10 hours.</p>
<p>While many fans are focused on the number of touchdowns or turnovers, they’re generally unaware of the <a href="http://38.96.246.204/consumption/residential/reports/2009overview.cfm">statistics they post in their own homes</a>, through their electricity consumption. On a wider scale, this lack of awareness plagues the <a href="http://www.pikeresearch.com/research/energy-efficient-homes">energy efficient home</a> market, the consequence of forces on both the supply and demand side. Traditionally, consumers’ utility bills have not provided actionable information, making it difficult to interpret their consumption and how to reduce it. Simultaneously, home builders and renovators haven’t been able to articulate a sensible value proposition for energy-efficiency measures.</p>
<p>Appliance designs have made considerable gains in <a href="http://blog.cleantechies.com/category/energy/energy-efficiency/">energy efficiency</a>, but these gains are eclipsed by the <a href="http://38.96.246.204/consumption/residential/reports/electronics.cfm">proliferation of consumer electronics</a>, like LCD televisions and digital video recorders (DVRs). According to the U.S. Energy Information Administration, more than 50 million U.S. homes have more than three TVs, and more than 45 million (40 percent) homes have a DVR. The power consumed by appliances and electronics grew from 17 percent of average home energy use in 1978 to 31 percent in 2005, according the EIA’s Residential Energy Consumption Survey. Advances in energy efficiency have historically mattered less to the American consumer than the newest entertainment device. </p>
<p>There is a chance the American consumer has started to pay attention, however. Major organizations like the <a href="http://indianalivinggreen.com/magazine-articles/141-community/1615-greening-the-super-bowl">NFL have started highlighting residential energy efficiency</a> – like investing in 800 free home energy audits in the Indianapolis area. And according to a recent Yahoo Real Estate poll the American homebuyer’s dream home might be more energy efficient and constructed of sustainable materials.</p>
<p>Currently, there’s little incentive for consumers to tune in to their energy consumption. Engaging the American public through the most popular entertainment forums (e.g. the Super Bowl) and by using devices and outlets they already love (e.g. televisions and social media) may be the ticket to unlocking the energy efficiency potential in the residential sector.</p>

<p>That’s why <a href="http://www.google.com/url?q=http://blog.cleantechies.com/tag/singapore/&#038;sa=U&#038;ei=kA0mT9yUEs2Dtgfg4P2hCw&#038;ved=0CAQQFjAA&#038;client=internal-uds-cse&#038;usg=AFQjCNHJlhg_8lhe9M3Kpk_6SAfU4WmuIw">Singapore</a>—which has the third greatest population density of any sovereign state in the world—has become something of a pioneer in finding ways to live in a more sustainable manner.<span id="more-46341"></span></p>
<p>Start with water.  For years, Singapore has relied on imported water from Malaysia to provide 40 percent of its water supply.</p>
<p>To become more self sufficient, Singapore has invested billions of dollars in membrane filtration technologies that allow wastewater to be reclaimed, filtered, and transformed into high purity potable water called NEWater. This is in addition to heavy investments in desalination plants and rainwater-catching reservoirs that further reduce its reliance on imported water.</p>
<p>Another area where Singapore excels is building efficiency—an area with huge potential impact, given that an astounding 90 percent of the population lives in some form of high-rise condominium. Singapore has set an ambitious target of greening at least 80 percent of its buildings by 2030, including existing stock.</p>
<p>Clean technology advancements are also allowing Singapore to make great strides in transportation, particularly around the adoption of <a href="http://www.google.com/url?q=http://blog.cleantechies.com/tag/electric-vehicles/&#038;sa=U&#038;ei=1Q0mT9T3N8jItgesj8n8AQ&#038;ved=0CAYQFjAB&#038;client=internal-uds-cse&#038;usg=AFQjCNF0ywzRxfMlZl38M5FaWWd0uB4zOg">electric vehicles</a> (EVs). Since roughly 85 percent of Singapore’s power supply comes from natural gas, EVs provide a cleaner solution compared with conventional oil burning vehicles.</p>
<p>And while EVs typically travel a shorter distance compared with conventional vehicles, that’s not really a concern on a 26-mile wide island. </p>
<p>Singapore-based clean tech company Greenlots is developing the best way to charge these EVs. Since 2008, the company has been committed to designing and delivering hardware and software to enable utilities, municipalities, electric vehicle manufacturers and distributors and other private businesses to install, own and operate their own EV charging network. Already, Greenlots has established charging stations in major parking lots in the city, including those at Bedok Point Shopping Centre and Kovan Residences.</p>
<p>By investing in clean technology innovations, Singapore is able to tackle multiple areas that impact its future. Its forward-thinking design solutions to environmental problems are sure to yield benefits both today and tomorrow.</p>

Therefore finding ways to charge them with as little energy as possible and avoiding energy waste are steps we can take decrease our <a href="http://www.google.com/url?q=http://blog.cleantechies.com/tag/energy-consumption/&#038;sa=U&#038;ei=rMAiT7rKI4GFgweTvpn4CA&#038;ved=0CAQQFjAA&#038;client=internal-uds-cse&#038;usg=AFQjCNGS9rvKe4szgfIZvgYWhbtERqVmdA">energy consumption</a> and <a href="http://blog.cleantechies.com/category/environment/climate-change-carbon-emissions/">carbon emissions</a>.<span id="more-46304"></span></p>
<p>A new range of products designed to eliminate “wasteful stand-by consumption, also known as vampire power”, promises to do just that. They are produced by <a href="http://www.bracketron.com/">Bracketron</a> and feature what the company calls GreenZero Technology. Their eco selling point is that they don’t consume energy when left plugged into power outlets, like most chargers do.</p>
<p>The GreenZero chargers detect when the device is fully charged or unplugged, and then automatically shut off. The chargers then consume zero idle power to save energy, while also lengthening the life of the device battery by limiting top-off charging time.</p>
<p>Bracketron’s GreenZero product lineup includes the Mushroom GreenZero and Stone GreenZero wall chargers for mobile devices, and the Stone Battery, a mini portable power supply that is available for both iPhone and microUSB-connected mobile devices.</p>
<p>The GreenZero chargers and battery were unveiled at the International CES 2012 in Las Vegas on January 12 and 13. The line will be available at retailers across the U.S. in March 2012.</p>

Government policy pays a great deal of attention to saving electricity, but focuses little on the thermal energy we waste.</p>
<p>“Policy is electricity-centric in the US. Unless you are making kilowatts, the most efficient investments are<span id="more-46263"></span> off the radar,” said Rob Thornton, president of the International District Energy Association (IDEA), who I recently interviewed while writing this year’s edition of <a href="http://www.cospp.com/index.html">Pennwell’s US Guide to Combined Heat and Power Companies</a>.</p>
<p>We throw away a lot of the heat. Power plants, for example, create heat as a byproduct of generation. Rather than reusing this thermal energy, we often let it dissipate into the air. As a result, we waste more energy than Japan uses for everything, according to Amory Lovins, author of “<a href="http://books.google.com/books?id=ZQVZxsGFjnAC&#038;pg=PA136&#038;lpg=PA136&#038;dq=Amory+Lovins+Japan+heat&#038;source=bl&#038;ots=O7tdJEl_ky&#038;sig=iHv5bX1Cev_We9A8tgf_7fbGGWM&#038;hl=en&#038;sa=X&#038;ei=1x8hT9KfF4r30gG265mxCA&#038;ved=0CCUQ6AEwAQ#v=onepage&#038;q&#038;f=false">Reinventing Fire</a>: Bold Business Solutions for the New Energy Era.”</p>
<p>There is good news, however. Thornton and others I interviewed see a growing change in Washington’s attitude about combined heat and power (CHP), district energy, and other efficient methods of using thermal energy. Movers and shakers are becoming more aware of these energy alternatives. In addition, states are increasingly incorporating heat efficiency into clean energy portfolio standards.</p>
<p>“Finally, after all of these years, combined heat and power has become a hot topic in the political community,” said R. Neal Elliott, associate director for research at the American Council for an Energy-Efficient Economy.</p>
<p>In fact, Congress is looking to improve heat efficiency in its own backyard. The Capitol Building, which already has a district energy system, plans to incorporate an 18-MW CHP system (also called cogeneration). The system is part of long-term energy plan that attempts to reduce costs and improve the efficiency and the environmental footprint of the Capitol.  The CHP system will provide 200,000 lb/hour of steam to heat Congressional buildings. The steam comes from heat produced while generating the electricity, so the plant gets a twofer from the fuel. The CHP system will reduce building energy use 7.1%, according to the first quarter 2012 issue of IDEA’s <a href="http://www.districtenergy-digital.org/districtenergy/2012Q1#pg14">District Energy</a> magazine.</p>
<p>Barry Sanders, president and chief operating officer of <a href="http://www.americandg.com/">American DG Energy</a>, says that the smart energy movement needs to embrace heat, not just electricity, if the US is to achieve its energy independence goals.</p>
<p>“A gaping hole exists in the nation’s discussion about smart energy. Most of the talk focuses on electric power, and neglects thermal applications. Yet, we use a great deal of energy to heat and cool buildings, heat and chill water, and undertake thermal-driven industrial processes,” he wrote in a recent white paper, “<a href="http://www.adgeoffer.com/images/stories/documents/adge_whitepaper_smart_heat.pdf">Smart Heat: The Next Step in Clean Energy</a>.”</p>
<p>In some parts of the country, we still use a good deal of imported fuel to make heat, at a time when we are trying to shift to domestic supply, Sanders wrote.  He points out that oil continues to be the primary residential heating fuel in some of our most highly populated regions, such as the Northeast, the biggest single heating oil market in the US, according to the US Department of energy. And in New York, 10,000 of the city’s largest buildings use residual oil, considered a dirty fuel – 86% of the city’s soot comes from the burning of residual oil, according to New York City’s office of Long-Term Planning and Sustainability.</p>
<p>“By neglecting heat in our smart energy pursuit, we continue to forfeit domestic, efficient and inexpensive fuels in favor of polluting and pricey foreign imports,” Sanders wrote.</p>

<p>One way of achieving good balance is to take an integrated approach that looks at the synergistic<span id="more-46240"></span> aspects of various energy-reduction programs to achieve an optimal balance.  </p>
<p>Often times energy projects are looked at individually rather than taking a moment to see how they relate to each other and to the <a href="http://blog.cleantechies.com/category/energy/building/">building</a> as a whole. Infrastructure projects, such as replacing an chiller are easy projects to know when to add to a capital plan. However, a building owner can get more for their money if they take the time to see how this one proposed project relates to others. For example, a chiller works hard to perform its function based on the current conditions of the building.</p>
<p>What if you were able to reduce the amount of energy load on the building and change these conditions? Perhaps there are building envelope projects scheduled a little later in the capital plan. What if these projects were looked at from an energy savings and cost stand point in conjunction with the chiller replacement? Could you then reduce the size of the replacement chiller and save more money than the other improvement cost? Looking at this new information might create more favorable payback and energy savings options for the proposed projects.</p>
<p>It’s such an exciting concept that it was the topic of our most recent Sustainability Sessions web conference. Guest speakers Jean Savitsky, Practice Lead—Energy and Sustainability Projects, LEED AP and Dana Schneider, Northeast Market Lead—Energy and Sustainability Projects, LEED AP shared details about this approach and how we have been able to find optimal solutions for several clients, including  the Empire State Building.</p>

But nothing really wowed me. You might call this an incremental show – and that’s not necessarily a bad thing.</p>
<p>Keep in mind that CES is huge, with 1.86 million net<span id="more-46096"></span> square feet of space used by exhibitors, record crowds (upwards of 153,000 people) and a record number (3,100-plus) of exhibitors showing off their newest gear. Among the products, companies and people I saw, these stood out for various reasons:</p>
<p><strong>Devices</strong></p>
<p><a href="http://www.nest.com/">Nest</a> (Nest Labs): It’s hard not to like what Nest Labs has done to the lowly thermostat. The much-publicized Nest device combines the simplicity of an iPod (the company founders, in fact, helped develop Apple’s iPod) with the ability to “learn” how you use energy to heat and cool your home. The device then aims to help consumers reduce energy consumption and thereby lower their costs. Company co-founder Matt Rogers told me the catalyst for Nest was to help people “save a ton” on energy consumption with an easy-to-use device. After launching online last November, Nest Labs quickly ran out of stock. Orders are wait-listed now as manufacturing ramps up.</p>
<p><a href="http://eon.businesswire.com/news/eon/20120109006001/en/Belkin/CES/WeMo">Belkin’s WeMo Home Control Switch</a>: This Wi-Fi connected switch sits between a wall outlet and small home appliances. You turn it on or off through an app on iOS, Apple’s mobile platform, and the switch can be paired with a motion sensor for more functionality. Availability of these WeMo devices is expected in the summer of 2012. Other related devices – such as garage door openers, door locks, and baby monitors – are expected to join the WeMo family as well.</p>
<p><strong>Retail</strong></p>
<p><a href="http://www.alertme.com/news/alertme-announces-strategic-partnership-lowe%E2%80%99s-provide-smart-home-technologies-north-americ">AlertMe and Lowes’s</a>: UK-based AlertMe has partnered with home improvement chain Lowe’s to provide a cloud-based home management system. AlertMe will be the platform behind Lowe’s new Iris service for North America, which enables consumers to monitor and control their homes through a smartphone or a computer. The Iris service will launch in mid-2012. AlertMe CEO Mary Turner told me the goal is to provide consumers with not only an intelligent digital dashboard for their homes, but also the ability to put their homes on “cruise control.”</p>
<p><strong>Technology</strong></p>
<p><a href="http://www.zigbee.org/Home.aspx">ZigBee</a>, <a href="http://www.z-wave.com/">Z-Wave</a>, <a href="https://www.homeplug.org/home/">HomePlug</a>, <a href="http://www.upnp.org/">UPnP</a>, <a href="http://www.homegridforum.org/index.php">HomeGrid</a> (G.hn): Many of the leading networking technology groups were present at CES, as expected, each vying for greater traction in the connected home space. While each has something to offer, there isn’t room here to dissect them in detail. Suffice to say, many vendors have interesting products on the market or coming soon based on these technologies, which is very encouraging. But it all makes for a cluttered landscape in consumers’ minds, and that slows the emergence of mainstream solutions.</p>
<p>Throughout the show, I heard people say, essentially, “The technology is available for smarter homes – it just needs to be deployed.” For that to happen, I was told, both utility operators and consumers need more education, which while true, means a slower rate of adoption. Sure sounds incremental to me – and should be expected, given the sluggish economy and the mood of consumers to move cautiously at the outset of trends that involve something as complex as the modern, connected home.</p>

<p>A new report by the American Council for an Energy-Efficient Economy suggests the possibility. Re-invented with today’s smart energy technologies, <a href="http://blog.cleantechies.com/category/energy/energy-efficiency/">energy efficiency</a> could displace 40 to 60 percent of our total energy needs by the year<span id="more-45881"></span> 2050, according to <em>The Long-Term Energy Efficiency Potential:  What the Evidence Suggests</em>.</p>
<p>Sound far-fetched?  ACEEE says history backs its assertion. Over the last 40 years we tripled the US economy, “and three-quarters of the energy needed to fuel that growth came from an amazing variety of efficiency advances—not new energy supplies,” said the report.  Energy forecasters at the time predicted we would be using far more energy than we do now. The advent of the computer, the Internet, energy savings appliances and other efficiencies saved us a lot of money and a lot of oil. In 1970, our economy required 15,900 British Thermal Units of energy to support $1 of economic activity; by 2010 we needed only 7,300 Btus.</p>
<p>But there is a problem in repeating this feat. Today’s energy policy begins with the premise that we need to build more power plants, more refineries and more delivery systems. We do not try to first achieve greater efficiency. In other words, we build more energy infrastructure before we try to wring more work out of each unit of energy we produce.  If we instead pushed efficiency first, the US could save $400 billion per year in energy costs, amounting to about $2,600 per household, according to ACEEE.</p>
<p>“The U.S. would prosper more if investments in new energy were not crowding out needed investments in <a href="http://blog.cleantechies.com/category/energy/energy-efficiency/">energy efficiency</a>,” said John A. “Skip” Laitner, ACEEE director of economic and social analysis.</p>
<p>In short, we are thinking small about efficiency, when we should be thinking big.</p>
<p>ACEEE further warns that the deck contains at least three jokers, or unwelcome wild cards, that could threaten our hand if we fail to pursue energy efficiency. These include 1) diminishing supplies of cheap and available energy; 2) a slowing rate of energy productivity and 3) climate change.</p>
<p>How do we keep the jokers buried? The report says it requires “a different recipe of technology investments” than we are now making.</p>
<p>“The question is will we choose to make those more productive investments?”  says ACEEE.</p>
